Tritax Park, Newark
Commercial Development
Connect was appointed by Simons Developments and Tritax to provide comprehensive transport planning and highway design services for a major logistics and warehousing hub in Newark. Situated adjacent to the strategic A17 and near the crucial A17 / A1 / A46 interchange, the massive multi-phase scheme totals nearly 130,000 sqm of commercial floorspace. Due to the high sensitivity of this highway network, our role required close collaboration with both National Highways and Nottinghamshire County Council.
Phase 1: From Appeal Success to Detailed Engineering Design
The initial phase comprised an outline application for a single 37,000 sqm logistics unit, a new access road, and a brand-new roundabout on the A17. Connect produced a comprehensive Transport Assessment, a Framework Travel Plan, and initial geometric junction designs.
When the application went to appeal, our evidence helped successfully secure outline permission.
Retained for the Reserved Matters application, we assisted with the internal site layout, integrated a dedicated staff shuttle bus facility, and designed off-site walking and cycling infrastructure.
Our Highway Design team secured formal S278 Technical Approval for the new “Tritax Roundabout” on the A17 and oversaw its successful construction.
Phase 2
Building on our Phase 1 success, we were retained to secure outline permission for Phase 2 – adding three further warehouse units totalling nearly 100,000 sqm. This phase required thorough traffic modelling to account for significant cumulative growth from other new developments in the local area.
We identified targeted, cost-effective physical capacity improvements at two local roundabout junctions.
Partnering with Sterling Transport Consultancy, we designed a bespoke shuttle bus service linking central Newark directly to the site, targeted at reducing the development’s peak-hour traffic footprint.
The Outcome
With Phase 2 outline permission officially approved, Connect has been retained to support the Reserved Matters Application and lead the Section 278 detailed design works for the local highway capacity improvements.
